Here is what you can expect when selling your home, from preparation to closing. This step-by-step process helps you set realistic expectations, manage timelines, and stay in control from start to finish.

Your agent should be a reliable partner at every stage, from pricing and marketing to negotiations and closing. Having the right professional in your corner is the first step toward a successful sale.

Preparing to Sell

Before listing, evaluate market conditions with your realtor to understand pricing, demand, and timing. Consider your bottom-line asking price and how inventory levels or average days on market may affect it.

Decide whether to make upgrades or repairs that could boost your home’s value. Address any deferred maintenance now so your property is competitive when it hits the market.

Listing Your Property

Once your home is ready, your realtor will guide you in setting the right asking price. Overpricing can cause your home to sit unsold, while underpricing leaves money behind.

Your agent will analyze comparable sales and market data to recommend a price that maximizes interest and aligns with current conditions. Once agreed, your home will be added to the MLS and promoted to qualified buyers.

Moving Out and Maintaining the Property

Complete any agreed repairs, keep the home clean, maintain landscaping, and ensure utilities are operational until closing day.

Final Walk-Through by the Buyer

Typically scheduled 24–48 hours before closing, the buyer’s walk-through confirms that the property is in agreed condition, repairs are complete, and no damage occurred during your move.

Closing on the Property

At closing, you sign the deed over to the buyer, funds are transferred, and closing costs are settled. The buyer receives the keys, and your sale is complete.
